How much does it cost to sell my property through PropertyExpert.ng?
We work on a success-based fee. You pay nothing upfront. No listing fee. No marketing cost. No photography charge. No valuation fee. Our agency fee is disclosed in writing before we list and is typically 1–2% of the sale price. Legal fees for the deed of assignment, Governor's Consent and title transfer are separate and handled by your solicitor. On Lagos Island, agency commission is set by the Lagos State Real Estate Regulatory Authority (LASRERA) and is typically 5% on the first ₦10M and 2% on the balance for sales — some agents negotiate 1–2% on high-value properties. We disclose our exact fee structure in writing before any agreement is signed.
How much does it cost to let my property on the Island?
Our letting service is also success-based. You pay nothing until we find a tenant and the tenancy agreement is signed. Agency fee is 10% of annual rent per LASRERA cap. Legal fee for the tenancy agreement is 10% of annual rent. For ongoing property management (rent collection, inspections, renewals, maintenance coordination), our fee is 5–10% of monthly or annual rent depending on the management tier. All fees are disclosed in writing before listing. You do not pay for tenant vetting, listing, photography or marketing.
How long does it take to sell a property on the Island?
Timeline depends on pricing, sub-location, condition and title status. A well-priced apartment in Lekki Phase 1 or Ikoyi typically receives qualified offers within 30 to 90 days. High-value properties in Old Ikoyi, Banana Island or Parkview Estate with clean C of O can take 90 to 180 days because of the smaller buyer pool and extended title verification. We broadcast your property to our verified buyer network and partner agents within 48 hours of listing. We do not charge for the listing period — we only earn when you sell.
How long does it take to let a property on the Island?
The median time to let in Lagos is 23 days. Well-priced Lekki Phase 1 and Ikoyi properties let within 14 days. Less common unit types or higher-priced listings (5-bed detached, luxury penthouses) take longer — typically 30 to 60 days. Tenant vetting takes 3 to 7 working days after a qualified applicant accepts your terms. We arrange viewings within 48 hours of a serious enquiry.
How do you verify buyers and tenants?
For buyers: proof of funds, source of funds documentation, and financing readiness where applicable. We do not arrange inspections for unvetted buyers. For tenants: employment verification, income confirmation, previous-landlord references, guarantor checks and affordability screening. We confirm the applicant's ID, run reference checks, and require a signed tenancy agreement before keys are handed over. We also conduct an NIN-linked identity check for high-value transactions.
What documents do I need to prepare to sell or let my property?
To sell: Certificate of Occupancy (C of O) or Governor's Consent, current registered survey plan, deed of assignment with an unbroken chain of title, Land Use Charge receipts, tax clearance certificates, and your NIN or company registration documents. To let: proof of ownership (C of O, deed of assignment or Governor's Consent), a valid ID, and current Land Use Charge receipts. If the property is owned by a family, multiple parties or a company, you will need letters of authority, a resolution or board minutes. We review these documents before listing to confirm title is clear and to prevent wasted time with buyers or tenants.
Do you handle diaspora property owners?
Yes. Many of our sellers and landlords are diaspora Nigerians who own property on the Island but do not have the local presence to manage sales, viewings or tenant relationships. We handle site inspections, professional photography, qualified buyer and tenant screening, viewing coordination, offer negotiation, tenancy agreements and rent collection on your behalf. You can complete the sale or let remotely. We provide written status updates at every milestone and can be reached on WhatsApp across time zones.
What areas of the Island do you cover?

Can you manage my property while I am abroad?
Yes. Our full management tier covers tenant vetting, rent collection, monthly remittance, routine inspections, maintenance coordination, renewal negotiation and end-of-tenancy check-out. We provide written inspection reports with photographs. Rent is remitted monthly by bank transfer with a statement. For diaspora owners, we can also act under a power of attorney for specific functions such as signing tenancy agreements, receiving notices or coordinating repairs. We advise on the correct structure before any agreement is signed.
What is the difference between selling and letting my property?
Selling converts your property into cash. You lose the asset but receive the sale proceeds. Gross yields on the Island average 3.09% in Ikoyi, 4.59% in Victoria Island, 3.95% in Lekki Phase 1 and 5.85% in Chevron Drive. Letting retains the asset and generates recurring rental income. Rents on the Island have grown at 22.6% CAGR in Ikoyi, 33.5% in Victoria Island and 35.9% in Lekki Phase 1 over five years.
